The landlord is responsible for paying agency fees, however the following rental administration charges are also applicable:
Preparation of the tenancy agreement £150 + VAT
Registration of the deposit with TDS (Tenancy Deposit Scheme) £40 + VAT
Reference charge is £23.40 + VAT per person
Tenants will be required to lodge a deposit equivalent to 6 weeks’ rental (8 weeks if there is a pet) to cover any possible damages, dilapidations or unpaid rent. All deposit monies will be held by us in accordance with the terms and conditions of the Tenancy Deposit Scheme.
The landlord is responsible for providing an inventory and condition report at the beginning of the tenancy. This is prepared by an independent inventory clerk and paid for by the landlord. At the end of the tenancy, the inventory will be checked by the clerk and a report prepared as to the condition of the property. The tenant will be liable for the cost of the checkout report.
