Landlord Charges

When preparing to let your property, it is useful to know exactly what Landlords have to pay for. Please find

below information regarding our charges per property:

Letting 12% (inc VAT)* of the annual rent

  • Advise on current market conditions and preparation of property for lettings
  • Provide guidance on compliance and consents
  • Arrange Energy Performance Certificate (additional cost applies)
  • Agree the market rent and find a tenant
  • Discuss non-resident tax status and HMRC (if relevant)
  • Make any HMRC deductions and provide tenant with NRL8 (if relevant)
  • Prepare property details, photographs, floor plans and market on relevant portals
  • Arrange accompanied viewings
  • Negotiate offers and take up references
  • Prepare Tenancy Agreement
  • Collect and hold the deposit as stakeholder and register with the Tenancy Deposit Scheme where

necessary (additional cost applies)

  • Provide tenant with method of payment
  • Collect initial rent
  • Contact Landlord and Tenant prior to the end of tenancy to discuss renewal or termination
  • Return deposit as agreed with Landlord and Tenant to relevant parties
  • Remit any disputed amount to the Tenancy Deposit Scheme for final adjudication
  • Initial Right to Rent checks

Minimum Fee £720 (inc VAT)

Letting, Property Management and Rent Collection 18% (inc VAT)* of the annual rent

  • Advise on current market conditions and preparation of property for lettings
  • Provide guidance on compliance and consents
  • Arrange Energy Performance Certificate (additional cost applies)
  • Agree the market rent and find a tenant
  • Discuss non-resident tax status and HMRC (if relevant)
  • Make any HMRC deductions and provide tenant with NRL8 (if relevant)
  • Prepare property details, photographs, floor plans and market on relevant portals
  • Arrange accompanied viewings
  • Negotiate offers and take up references
  • Prepare Tenancy Agreement
  • Liaise with utility suppliers
  • Collect and hold the deposit as stakeholder and register with the Tenancy Deposit Scheme where

necessary (additional cost applies)

  • Provide tenant with method of payment
  • Receive and remit rent
  • Prepare regular rent statements
  • Operate rent arrears process if necessary
  • Administrate Ground Rent and Service Charges
  • Hold keys throughout tenancy
  • Retain a working fund and deal with day to day management
  • Arrange routine repairs and instruct approved contractors to a maximum of £500 without prior consent
  • An additional charge for repairs/works/refurbishment in excess of £500 is 12% (inc VAT) of the net costof the works, including materials. Excludes appliances
  • Arrange Gas Safety Record, Electrical Installation Condition Report and Portable Appliance Testing

  • Arrange pre-tenancy cleaning (additional cost applies)
  • Annual Property visit
  • Provide out of hours Emergency Management service
  • Instruct inventory provider to prepare and check inventory at commencement and end of tenancy

  • Negotiate any disbursements of the security deposit with Landlord and Tenant
  • Return deposit as agreed with Landlord and Tenant to relevant parties
  • Remit any disputed amount to the Tenancy Deposit Scheme for final adjudication
  • Contact Landlord and Tenant prior to the end of tenancy to discuss renewal or termination
  • Right to Rent checks

Minimum Fee £900 inc VAT

Renewal Letting only 9.6% (inc VAT)* Renewal Letting, Property Management and Rent Collection 15.6%

(inc VAT)* of the rent for any renewal and or extension

  • Contact Landlord and Tenant prior to the end of tenancy to discuss renewal
  • Advise on current market conditions
  • Negotiate renewal, prepare Tenancy Agreement

Minimum Fee from £720 to £900 (inc VAT) dependent on Management status

Property Management only fee 6% (inc VAT) of the rent payable

In addition to the above charges, you may expect to pay:

Copies of monthly/quarterly statements per copy £12 (inc VAT)

Annual reconciliations £60 (inc VAT)

Legal proceedings per hour + reasonable expenses (subject to £240 minimum fee) £120 (inc VAT)

Preparation of paperwork for adjudication to Tenancy Deposit Scheme £120 (inc VAT)

Renewal Right to Rent checks (Non Managed only) £24 (inc VAT)

Hourly charge for meetings attended on behalf of Landlord £72 (inc VAT)

Contract Only Fee (Where no letting fee is charged) £300 (inc VAT)

House of Multiple Occupancy (HMO)

Application and first Council Inspector visit £180 (inc VAT)

Hourly charge for any subsequent visits £72 (inc VAT)

Any works required for property compliancy 12% (inc VAT)

All above prices are inclusive of VAT and charged at the prevailing rate

* Lettings fees are calculated by using the following formula:

Agreed weekly rent x 52 weeks x 10%, 8% or 5% + VAT (20%)

  1. £500 x 52 = £26,000 x 10% = £2,600 + 20% VAT = £3,120 (Letting fee charged in advance)
  2. £500 x 52 = £26,000 x 8% = £2,080 + 20% VAT = £2,496 (Letting fee charged in advance)
  3. £500 x 52 = £26,000 x 5% = £1,300 ÷ 4 = £325 + 20% VAT = £385 (Management fee charged quarterly in advance)

** The cost of these items will depend on the individual supplier at the time of the tenancy and is payable by the Landlord
